Why Irrigation Winterization Can’t Wait in DC Metro

By Oseas Avelar · 6 min read · BELEN+ Home Services

DC Metro’s winters are cold enough to freeze irrigation lines, but mild enough that many homeowners underestimate the risk. A single hard freeze can crack pipes, damage valves, and destroy sprinkler heads — turning a $75 winterization into a $500+ spring repair.

Winterization involves draining all water from the system and blowing out remaining moisture with compressed air. This prevents ice formation in pipes, fittings, and backflow preventers. The process takes about an hour for a typical residential system.

The right time to winterize in DC Metro is late October through mid-November — before the first sustained freeze but after you’ve stopped watering for the season. Waiting until December is gambling with your system.

In spring, a startup inspection checks for freeze damage, verifies zone coverage, adjusts heads for new growth patterns, and programs the controller for the upcoming season. Many homeowners pair winterization and spring startup as an annual service.

Before winterization, it helps to know where the irrigation shutoff and controller are located. Systems vary from property to property, especially if irrigation has been extended or modified over the years.

Each irrigation zone should be considered separately. Water can remain trapped in lateral lines, valves, low spots, and sprinkler heads even when the main supply has been turned off.

The backflow preventer also deserves attention. Because parts of it may sit above ground or in exposed locations, trapped water can cause damage during freezing weather.

Spring startup is the right time to check every zone again. Look for leaking fittings, broken heads, poor spray patterns, and areas that are watering pavement instead of landscaping.
