The DC Metro Spring Home Checklist — What to Inspect After Every Winter

By Oseas Avelar · 8 min read · BELEN+ Home Services

Every winter takes a toll on DC Metro homes. Freeze-thaw cycles stress foundations, ice dams test roofing, and moisture finds its way into places it shouldn’t be. A systematic spring inspection catches small problems before they become expensive ones.

Start with the roof. From the ground, look for missing or damaged shingles, sagging gutters, and debris accumulation. Inside, check the attic for signs of moisture — stains, mold, or damp insulation. Address any findings before spring rains compound the damage.

Check all gutters and downspouts. Clear any remaining leaf debris, verify secure attachment to the fascia, and confirm downspouts direct water at least 4 feet from the foundation. Damaged or sagging sections should be repaired or replaced promptly.

Inspect the exterior — siding, trim, and foundation. Look for cracks, peeling paint, and signs of pest activity. Caulk around windows and doors where gaps have developed. Pressure wash siding and hardscaping to remove winter grime and mildew.

Test your irrigation system if you have one. Run each zone and check for broken heads, misaligned spray patterns, and leaks at fittings. Adjust the controller for spring watering schedules.

Finally, check dryer vents, exhaust fans, and HVAC filters. Lint accumulation is a fire hazard, and clogged filters reduce efficiency and indoor air quality. Replace filters and schedule professional vent cleaning if it’s been more than a year.

Walk around decks, porches, railings, and exterior stairs. Look for loose boards, damaged fasteners, soft wood, movement in railings, or areas where paint and stain have started to fail.

Pay attention to doors and windows too. Winter movement and moisture can reveal failed caulk, damaged trim, sticking doors, or gaps that were not obvious during warmer weather.

Look at exterior drainage after the first few spring rains. Water should move away from the house rather than collecting beside foundations, stairs, patios, or low areas in the yard.

Spring is also a good time to make one combined maintenance list instead of treating every small issue as a separate project. Roofing, gutter work, exterior cleaning, minor carpentry, and vent maintenance can often be reviewed during the same seasonal walkthrough.

BELEN+ Home Services works with homeowners throughout Washington DC, Maryland, and Northern Virginia on seasonal maintenance and exterior home projects. A spring inspection helps identify what actually needs attention before summer weather arrives.
